TERMS AND CONDITIONS
DEPOSIT: a booking deposit (which is your security deposit) of £300/$500 is required for each booking. This is non-refundable and non-transferable in the event of cancellation.
BALANCE: The balance is due 10 weeks prior to the departure date.
BOOKINGS: All bookings must be in writing on the attached form and are subject to these terms and conditions. Provisional bookings may be made by telephone, but will only be held for 7 days pending the receipt of a completed booking form together with the non-refundable deposit. A provisional booking will not constitute a firm reservation until we have received the completed booking form together with the non-refundable deposit.
SHORT STAY RENTALS: Our minimum rental period is 7 days. However, rentals for periods of less than 7 days will be considered by the owners but will be subject to an additional cleaning charge, currently $95 per clean. All other costs for the rental will be pro-rated for the period of the stay.
SECURITY DEPOSIT: £300/$500 will be requested along with your balance in order to cover any breakages or damage to our property. This security deposit will be returned (minus any dilapidations) within 28 days of returning home. Return of the full security deposit is dependent on the property and its contents being left undamaged, no additional cleaning costs incurred, and safe return of the keys to the property.
SMOKING: Smoking is strictly forbidden in the property, and any evidence that smoking has taken place in the property during your stay could forfeit the full security deposit, additional cleaning will be required, the cost of which will be deducted from the security deposit.
CANCELLATION CHARGES: We must be notified in writing a soon as possible in the event of you wishing to cancel your booking. Should you cancel your booking the following conditions will apply: More than 10 weeks before departure: Deposit forfeited Between 5 weeks and 10 weeks before departure: 50% of total cost forfeited Less than 5 weeks before departure: 100% of total cost forfeited
WE RESERVE THE RIGHT TO CANCEL YOUR BOOKING IF THE BALANCE IS NOT PAID BY THE DUE DATE
Should circumstances arise where we wish to cancel your reservation, you will be notified immediately and every attempt will be made to assist you to locate alternative accommodation, or your booking deposit will be returned to you.
AMENDMENTS: Alterations to confirmed bookings can be made at the owners discretion and at the clients request; an administration fee of £25 will be charged. Changes to booking must be made in writing and posted to the owner together with the appropriate fee. The owners reserve the right to alter or cancel the booking in the event that the accommodation cannot be provided for any reason beyond our control before departure date. We will endeavour, but not guarantee, to find alternative accommodation or provide a full refund for the accommodation costs only.
ACCESS: The owners, representatives of the owners and the management company retain the right of access to the property during your occupancy for the purpose of repairs and inspections.
ACCOMMODATION: Only the persons named on the booking form are allowed to stay in the house. If guests whose names are not on the booking form are found to be staying with you at the property it will be considered a breach of these terms and conditions and you will be required to vacate the property immediately at your own costs and without any refund whatsoever. Persons under the age of 18 years are not acceptable unless accompanied by a parent or responsible adult.
BREAKDOWNS: The owner cannot be held responsible for any withdrawal of amenities within the development area or any breakdown of equipment/appliances in or around the home during your stay. In the event of breakdown of any equipment/appliance please contact the Management Company immediately.
POOL HEAT: If required must be ordered at the time of booking and paid for with the final balance. In the event that pool heat is requested and paid for we do not imply and we cannot guarantee the temperature of the heated pool as this will vary according to several factors, the main one being the prevailing weather conditions. In the event of pool heater breakdown, the home owners liability will be limited to refunding the charge for pool heat paid by the guest for the number of proven days the heater was out of action. No other action will be taken or compensation paid.
Please note during cooler months, normally between November and March. The pool heating charge is levied to cover the cost of the fuel used to heat the water in the swimming pool and does not guarantee specific pool temperatures. Sometimes, especially during December, the pool heating may appear to make little difference to the temperature of the water due to the low outside temperature. If air temperatures drop below 55 degrees the heat pumps are designed not to activate & waste power. When the pool heating is desired please note the use of the pool blanket will assist in preserving the pool heat during cooler months, especially overnight. PLEASE NOTE: This will only apply providing that the pool blanket is fitted in the correct manner. If you are unsure then please call the Management Company for guidance. There will be no refunds for pool heating costs due to low temperatures as these are out of our control.
LIABILITY: During your stay, the owners, the owners representatives or the management company do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.
Please bear in mind that the property is situated on a development that consists of both residential and vacation homes. Therefore, the owners, the owners representatives or the management company cannot be held responsible for any ongoing construction, alterations to existing houses or any noise or nuisance as a result thereof on or around the housing development.
The owners, the owners representatives or the management company do not accept any liability for injury or death howsoever caused as a result of use of the pool or surrounding areas.
FORCE MAJEURE: The owners, the owners representatives or the management company cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, terrorist activities, closure of airports, failure of public services such as water, electricity or air conditioning, weather conditions or events beyond our control).
COMPLAINTS: In the unlikely event of a complaint during your stay, please contact the management company immediately, not the owner or the owners agents.
INSURANCE: It is recommended that cancellation insurance be contained within your travel insurance. You are strongly advised to take out insurance to cover the risks associated with travel, including cancellation, health and accidents during your stay. We will not be liable for any financial or other loss to you howsoever caused because you have not taken out adequate insurance.
PAYMENTS: An account will be sent to you for payment not less than 12 weeks before arrival and is payable not less than 10 weeks before the arrival date. We reserve the right to re-let the property for the period booked if your remittance is not received in full by the due date. Payments for bookings made within 10 weeks before the arrival date must be sent in full with the booking form.
RENTAL PERIOD: In order to ensure the property is clean and ready for your arrival the rental period will begin at 4.00 pm local time on the arrival date and ends at 10.00 am on your departure date.
